Chris and Megan Buy Their First Home!

Chris and Megan relocated from San Diego, California to Tucson, Arizona due to military duties. Chris and Megan decided that they no longer wanted to rent but  buy a home in Tucson.  Megan commented, “With the low interest rates and rock bottom prices in Tucson, we knew if we could afford to rent, we could afford to buy”.

Megan started her home search online.  While searching You Tube.. Megan found a testimonial  given by Grace, military officer who had relocated to Tucson and purchased a home from Kathy Vallee with the Vallee Gold Team.

As you can see from this chart, sales levels have retreated back to 2002 levels, before the investors came in an artificially increased demand. Oro Valley, Arizona has been able to fair well since the investor pullout, in fact, we are starting to see less and less foreclosures and short sales in the area. The median list price in Oro Valley AZ this week is $285,000 down from $299,900 this time last year. Home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.
